OUR APPLICATION PROCESS Applications are accepted via Apartments.com. Harmony Park Apartments does not charge a fee for applications but does require a credit/criminal/eviction background check. Apartments.com charges $29 for this service. There are no refunds. If you feel you qualify, we would love for you to apply.
APPLICANT SCREENING CRITERIA
A complete application, valid picture ID and social security card. One for each person over the age of 18. If a line on the application is not filled in (or the omission explained is not satisfactory), we will return it to you.
Rental history verifiable from unbiased sources. If you are related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, we will require a qualified co-signer on your rental agreement (qualified co-signers must meet all applicant screening criteria) or additional security deposit. It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history. If you owned rather than rented your previous home, you will need to furnish mortgage company references and proof of the title ownership or transfer.
Sufficient income/resources. Monthly take home income must be a least 3 times the rent amount. If monthly take home income is less than 3 times the rent amount and/or personal monthly debt, rent, and utility payments exceed 50 % of take home the application will be denied. Income must be verifiable through pay-stubs, employer contacts, or tax records. All other income including self-employment must be verifiable through tax records.
Credit & Criminal History. We are a member of a credit reporting agency and will order a credit report on each applicant. We reserve the right to reject applicants with poor credit ratings, including but not limited to: collection accounts, judgments, bankruptcy, evictions, misdemeanors*, felonies* and factual discrepancies.
Move in. First months rent (and last months rent when required) and security deposit must be paid in cash or cashiers check, no personal checks for move-in.
*If you feel a previous conviction would disqualify you, please submit information for an individual assessment with your application.
